Manager- Customer Service – Sanmar Properties Ltd.

Job Context
The position demands a highly service oriented person in dealing with our client base comprising of buyers of our apartments and commercial space as well as our project land owners. With a blend of confidence, client handling skill and job domain expertise, the person will be at the forefront of day to day dealings with clients and provide prompt service ensuring an outcome that is rewarding for both, the company and the client.

Job Responsibilities
Manage customer service team and optimize customer satisfaction.
Prepare documentation like Allotment Letters, Corporate Agreements, Undertakings, Certificates, MOUs, Tripartite Agreements (TPAs) for home loan finance, Tenancy Agreements and related correspondence with clients.
Support revenue team for payment collection.
Handle demanding clients in a polite way yet asserting company’s point of view and interest
Attend to all customer complaints & queries and provide feedback in a prompt manner.
Resolve all possible issues with land owners and clients in an amicable and acceptable manner.
Conduct coordination meetings with Sales, Engineering, Design, Legal and Accounts Departments as and when necessary
Review and update Application Form, Sale Agreement, Allotment letter, Modification Forms, Possession Handover Documents based on Real Estate Act and latest Govt. regulation.
Maintain good liaison with banks and financial institutions for securing clients home loan and conduct Tripartite Agreement negotiation.
Maintain regular communication with land owners, clients and advice project progress status and attend to any of their requirements.
Maintain communication with Lawyers for time to time for vetting of Deeds, Clauses, legal replies, etc.
Handle all modification requests put forward by Land owners and Clients and monitor Modification Work
Handle all project handover formalities and procedures with land owners and clients with support and co-ordination support from ESM & Engineering department.
Monitor post-handover maintenance of projects.
Serve Allotment Cancellation Notice with prior consultation with Sales and Legal Dept. and counselling client for avoiding such cancellation.

Educational Requirements
Masters degree in any discipline
Additional Requirements
Age at most 40 years

Minimum 10 year(s) experience of working in similar position for any reputed real estate builder in Bangladesh.
Excellent communication skill in written and spoken English.
Sound knowledge of Real Estate legal documentation and various laws and statutes relating to Real Estate sale/purchase, allotment/ cancellation of allotment and property rental.
Highly customer focused, pleasant and amiable in dealing with land owners and clients.
Able to independently handle land owners’ and customer issues and resolve these fully protecting the company’s interest.
Confident, hardworking, ambitious, ready and willing to work for extra hours to meet deadlines.
